What is the biggest expense in a kitchen remodel?
Cabinets, almost always. They are the largest single line in our kitchen remodeling service. The first real decision is whether to reface or replace them.
Refacing keeps the existing boxes. It replaces the doors, drawer fronts, and visible skin. It costs less, but only makes sense when the boxes underneath are solid. If they are swollen particleboard, or the layout itself is the problem, refacing spends money without fixing anything. We look inside the cabinets before we recommend either path.
After cabinets, the next real choice is the countertop. Quartz is nonporous and never needs sealing. It shrugs off spills without extra care. Granite is natural stone that handles heat well but wants resealing now and then. Laminate costs the least and has come a long way in looks. Why does a Florida kitchen remodel sometimes cost more than the national average?
Two things: the climate and the code. Florida's coastal humidity calls for moisture-resistant materials, sealed finishes, and marine-grade plywood. A drier state would not need them. Hurricane building code can also require reinforcements or impact-rated features, depending on the county.
Labor pricing varies inside the state too. Regional cost guides put South Florida above Central Florida because of stronger demand. North Florida usually runs the lowest labor costs. Okeechobee and the Treasure Coast sit in between. Not the South Florida coastal premium, and not the lowest inland rate either. Where you sit on that map moves your price more than which guide you read.
Do older Treasure Coast kitchens need an electrical upgrade?
Often, yes. Florida's current electrical code requires GFCI outlets (the kind that cut power fast if they sense water) on every kitchen countertop, and on any outlet within 6 feet of the sink. Any change to the circuits needs a permit.
Home age predicts whether a kitchen already meets that standard. In Fort Pierce, about three quarters of homes were built before 2000. In Vero Beach the share is closer to nine in ten, with close to a third of homes predating 1970. Fort Pierce kitchen remodels and older Vero Beach homes commonly still run on wiring from before the current GFCI rule. Port St. Lucie is the exception. Most of its homes went up in 2000 or later. Newer Port St. Lucie kitchens are usually already wired to a modern standard. The remodel there is an upgrade, not a code catch-up.
