Why does Florida cost more than the national average?

MKCS names three reasons the same room costs more here: slab plumbing, waterproofing, and codes. Most Florida homes sit on a concrete slab, so moving a drain means cutting concrete. Our wet air means the wall behind the shower needs more than one layer of waterproofing. And updated building codes bring more permit inspections than many other states see.

This Old House puts the 2026 national average at $15,586. Most projects land between $6,456 and $24,715. A full remodel with demolition averages $18,706 nationally. Florida's coastal bands run well past that national high end.

There is a useful lesson in that list of three. Two of those three costs shrink when the layout stays put. Keeping the toilet, tub, and drain where they are is the single cheapest decision you control.

What is the biggest expense in a bathroom remodel?

Labor, demolition, and cleanup. The MKCS 2026 breakdown puts that slice at 30 to 35 percent of the whole budget, more than any material in the room.

Here is how the rest of a Florida bathroom budget splits in the same guide:

Is $10,000 enough for a bathroom remodel?

For a full remodel, no. Every full remodel band in the Florida guide starts at $21,000 or higher, and even the national full remodel average is $18,706.

Neither guide prices a full remodel that low. Against This Old House's $11,582 cosmetic figure, $10,000 is cosmetic money: fixtures, a vanity swap, paint, and hardware. Inside a whole-room budget it does not stretch to a layout change, a tub-to-shower conversion, and a rebuilt wet wall on top of the cosmetic work. That is market context, not our quote.

The honest move is to name your budget early. A good contractor will tell you what fits inside it instead of stretching the scope until it breaks.

Why does the age of your home change the price?

Because the biggest cost surprises hide behind old tile, and home age predicts them. On the Treasure Coast, that risk changes town by town.

In Fort Pierce, roughly three quarters of homes were built before 2000. Working in Fort Pierce usually means gut and replace. Tubs, vanities, and supply lines from the 1970s through the 1990s are at the end of their life.

Vero Beach runs even older. Close to nine in ten homes predate 2000, and nearly a third predate 1970. In older Vero Beach homes, soft framing and old metal drain lines that rust from the inside often turn up once a wall opens. So a good quote there leaves room for what the wall hides.

Port St. Lucie is the opposite. About 57 percent of its homes went up in 2000 or later. Port St. Lucie remodeling is mostly builder-grade upgrades with modern plumbing behind the walls, so quotes hold better and jobs run faster.

Do permits add to the cost of a bathroom remodel?

Yes, though not by much. Permits are part of a 4 to 6 percent slice in the MKCS breakdown that also covers insurance and HOA management, so the permit line itself is smaller than that. The bigger permit cost is usually time, and time depends on where you live.

Three offices issue remodel permits across our service area. Fort Pierce runs its own city building department. Port St. Lucie runs its own too, and that office checks every set of plans against the 8th edition of the Florida Building Code. Vero Beach permits go through the shared Indian River County Building Division.

One new rule is worth knowing. Since July 1, 2026, Florida House Bill 803 exempts some non-structural projects valued at $7,499 or less from a permit. It only applies to owner-occupied single-family homes. It excludes rentals and anything touching plumbing or electrical work. Most real bathroom remodels touch both, so plan for a permit anyway.

How do you keep a Florida bathroom remodel on budget?

Three habits do most of the work.

Keep the layout. Moving a drain in a slab home means cutting concrete, and that is the expensive line on many Florida quotes. A new room built in the old footprint costs far less.

Order the slow items early. Tile, the vanity, and shower glass have to be ordered before demolition starts. If they are not, the job stalls while your bathroom sits torn open.

Get the hidden damage plan in writing. Ask any bidder what happens to the price if there is rot behind the tile, and get that answer on paper before work starts.
